The brochure price is rarely the price you pay. Stamp duty, registration and GST alone typically add 11–12% on an under-construction purchase.
Parking, floor rise, club membership and maintenance advance are charged separately by most developers and are negotiable more often than buyers assume.
GST does not apply to a completed property that has received its occupancy certificate. That difference alone can be several lakh.
